OUR MANAGEMENT
Senescura Limited is the family-led company behind Hencote Living: a new continuing care community being created within the wider Hencote Estate, on the edge of Shrewsbury.
The vision for Hencote Living grew from Andy and Dora Stevens’ love of the place. The Stevens family bought Hencote more than 40 years ago as a family home when they returned from Qatar; their first venture on the estate was the creation of the vineyard and restaurant.
Senescura is committed to setting a new standard in later living: creating somewhere rooted in its landscape, shaped around people’s lives, and planned with future care in mind.
From vision to reality
Full planning consent has now been granted for a 16-acre garden village masterplanned within the Hencote Estate
The consented scheme comprises 275,000 sq ft of C2 accommodation, arranged as 164 architect-designed extra-care and close-care apartments, together with a 75-bed nursing and dementia care home set within high-quality landscaped grounds.
Our purpose
Senescura’s role is to create and steward a setting where later life can be lived with confidence, choice and continuity. Hencote Living is being purposefully designed for people who want the freedom of their own home, the warmth of a well-run hospitality environment, and the reassurance that care and support can adapt as needs change.
That means thinking beyond buildings: developing services, relationships and shared spaces that help people stay active, connected and well, while giving families greater peace of mind.
Philosophy
Our philosophy is rooted in independence, dignity, wellbeing and belonging. We believe later-life living should feel generous rather than institutional: a setting where support is available without defining the experience, and where residents can continue to make their own choices about how they live.
At Hencote Living, care is intended to sit quietly in the background until it is needed. The community has been planned to support a continuum of need, from independent extra-care living through to close-care apartments and specialist nursing and dementia care.
Equally important is the quality of everyday life: good food, beautiful surroundings, opportunities to stay active, and the chance to be part of a sociable community with the vineyard, landscape and local culture of Shropshire close by.
The design approach
Hencote gives the project a setting with uncommon character. The estate already has a strong identity through its vineyard, hospitality offer and elevated position overlooking Shrewsbury and the surrounding countryside. Senescura’s ambition is to build on that sense of place, creating somewhere that feels established, distinctive and closely connected to its landscape from the outset.
The garden village masterplan places landscape, movement and amenity at the centre of the experience. Homes, care, hospitality and open spaces are intended to work together, creating a place that is practical for later life but still rich in atmosphere, outlook and daily possibility.
A long-term commitment
Senescura has been created not simply to develop Hencote Living, but to guide its long-term operation. The company’s role is to bring together the right capital, professional expertise, partners and governance so the scheme can be delivered responsibly and managed to a high standard over time.
We recognise that a continuing care community depends on trust: in the quality of its homes, the consistency of its services, the transparency of its management and the care taken over residents’ wellbeing.
THE BOARD OF DIRECTORS
Senescura’s board combines investment, financial management, property development, architecture, advisory and later-life living experience.
Andrew C. Stevens
Founder & Chair
Andrew has more than 43 years’ experience, including 26 years at Commercial Bank of Qatar, 13 of them as Group CEO, as well as advisory roles at Investcorp.
He is the founder of Ghenos Hencote Ltd and Senescura Limited, and the originator of the Hencote Continuing Care Community.
Paul Harries
Director
Paul has more than 30 years’ experience in real estate-backed operating businesses. He is a former Executive Chair of LifeCare Residences and a former ARCO Steering Group member, with extensive experience across hotel, leisure and complex property-backed assets.
Charles Stevens
Director
Charles is a Portfolio Manager at Enterprise Land. He was previously Finance Director at Hencote and is a chartered accountant, having trained with PwC.
Peter O’Malley
Director
Peter is the founder of Livesey O’Malley and Financial Design Partnership. He has advised major developers and brings hands-on experience in multi-use property development.
Quality, governance and partnerships
Hencote Living is being developed with a focus on transparency, resilience and operational quality. Senescura’s approach is to combine professional development management with specialist input across care, architecture, landscape, hospitality, healthcare and operations.
The board is supported by an experienced professional advisory team, including specialist advisors such as Carterwood, Christie & Co, Knight Frank and JLL. Together, they bring knowledge across planning, architecture, landscape, property, care, finance and delivery, helping to translate the vision for Hencote Living into a practical, deliverable and high-quality scheme with strong technical, commercial and operational foundations.
Senescura is also committed to working with operators, developers and delivery partners who are recognised leaders in their fields and can demonstrate the standards, experience and values required for a project of this nature. The intention is to form partnerships that support excellent homes and care, as well as the hospitality, service culture and long-term confidence that residents and their families should be able to trust.
As the project progresses, governance arrangements, service standards and care oversight will be designed to give residents and families confidence in how Hencote Living is run, how decisions are made and how wellbeing is supported.
Our local contribution
Senescura sees Hencote Living as part of the wider Shrewsbury and Shropshire community. The development is expected to create employment, support local supply chains, bring new visitors and residents to the area, and contribute to the long-term vitality of the estate.
The landscape-led approach also reflects a commitment to careful place-making: enhancing the setting, respecting the character of Hencote and ensuring the new development feels connected to its surroundings.
